This first purchase is going to be my home as well and my research has shown me that a multifamily property fits exactly what I need right now, being relatively young (22), being able to save money is at a premium, I have a private bartending entertainment business of my own along with 2 other bartending jobs for extra cash to try and put towards this first purchase and would love to be able to set up a living situation where my monthly living expenses are paid for by my other renters so I can truly begin saving heavily for my first buy and hold investment purchase.

I redirect those savings into more fun in the tiny chunk of the pie called "entertainment" and I have a larger than average "cash contributions" piece as well.

Since I love talking to people I find making deal fun and entertaining, with that said I honk I love going get the deals and bringing buyers and sellers together.

Initially, the seller didn't want to entertain my offer, but the day after they had been back to the duplex, they accepted my offer.

I would entertain the agreement in the event it helps optimize my operation.

My wife is currently trying to kick off her staging business and we have entertained the idea of renting vs buying pieces of furniture.

If the house is in rural areas, try putting a bandit sign somewhere in the vicinity and try to entertain calls from potential renters.
