(Oh and buy with the mindset of knowing that one day maybe one day sooner than expected you will be selling it - so when you do your next 1031 exchange you will find buyers for that same asset, and not have to struggle disposing of an asset.)Views expressed here, as always, are all mine!

Another consideration is that to have multiple rentals count toward the time a specific election must be made to combine the activities- this can cause some hiccups once you decide to dispose of one of those rentals that were originally "Lumped" together.

For example, they may have furniture they need to store in a storage unit for a few months and other things that they need to move from a cottage, or an old boat or hot tub or pile of junk that they need to dispose of, and you can make that happen for them.

The simple answer to whether or not you should put a property under contract without a concrete "disposal" plan is.....it depends.....it depends on the deal.
