Make them feel like your rental is worth the visit and worth the market price your asking.Yes mention when they call that it's XXX occupancy for this size apartment, the rent amount, you require 3 times the rent, you screen all applicants over age of 18 for criminal, No felonies within the past >>>>years, No bankruptcies,... and at least one person has to be over 21 that's on the lease..

I always run a background/credit/criminal/eviction check on each person who will be on the lease and charge each applicant an application fee.

If they're over 18, I'd run a background check on them to check for any criminal history, but other than that I wouldn't care too much about their income or credit.The exception is if the parents are wanting to include their children's income in order to meet your income requirements.
