Hugo Castellanos Navigating through a new market and new problems
3 August 2017 | 1 reply
The ones where you were forced into a corner or will have the upper hand in negotiation, just depending on the way you wrote your offer and navigate through the appropriate steps of the process. That's where I think a good broker's knowledge and experience will be the most helpful to you, when you have to navigate almost blindly through this maze at 10x your normal speed because of how competitive it is, when you feel you are stuck with 6k in earnest money in a house you didn't know some things about and your broker finds out for you that they have failed to disclose significant defects and he gets you out of it or when he helps you get a discount and a great deal or brings in his roofer in an hour and suggests you stay away!
Robert Chappell Real Estate Investment help

If you have experience in this, then go as fast as your lifestyle will support,  But if not, you better assemble a team of people to help with your blind spots. For the current deal you mention, if there is someone who can help with the rehab cost, and take ownership in their name, then the deal gets easier.

Don't forget we also have an unlimited amount of space where new homes are being built as fast as they can put them up.Don't get me wrong, my friends and I have made a lot of money off of out of state (and foreign) investors blindly throwing cash our way because they read that DFW is a great place to invest, but Texas isn't California and the sky is not the limit here for housing prices or rents. You are more than welcome to send your money this way (we will also tax you to pay for our schools and $50,000,000 high school football stadiums) but if you are going to invest out of state there has to be better markets than DFW.I hope someone chimes in that completely disagrees with me.
