@Jennifer Preddy Egbert that is an interesting way to spin the offer... sometimes the idea of 'free something' can give it more weight than it would otherwise carry. just need to decide if worth having a tenant in there, would want an airtight lease in case she changes her mind and wants to stay longer...

Sears scratch and dent seem to be the most competitive, and to your points will not carry much weight in terms of warranty / service given the struggling brick and mortar model. 

Single family price per square foot probably would not carry much weight when you consider a 4 plex we are talking 4x all of the appliances, sinks, plumbing hook ups.

The units are all rented currently so we can cash flow from day one, and plan to improve the units gradually so we don't get hit with huge upfront capital improvements. 

We use this on a gradual scale. 

Since this is your first eviction, paying an attorney to handle it may be worth its weight in gold.  1.
