If they are putting the property in major outlets including WSJ, NYT and sharing the property all over then sometimes its better to pay an extra point, but the 6% is for both buyer and seller.

Then just sell the home to another buyer ?   

Even if we got a higher rate then it would have still worked out not having a balloon payment next year.

If you plan on living there, I would pick the place you want to live, then start investing.  

If it provides a nice return on investment and you plan to hold it for a long while, then it makes sense.

If they didn’t, then they’re simply not being professional.

As a professional we have minimums for a standard 1 month security deposit then if someone doesn't meet that standard we allow for a less perfect tenant but they have to put up a greater security deposit and other fees.
