Regarding multifamily properties, yes I am looking for 1-4 units to start with, aiming to use conventional financing. 

Maybe I should just keep aiming for in the states.

I would aim for long amortization and a balloon payment of at least 5 years so you have time to get your finances in place.I don't know if you own a house, but you could use a HELOC to cash out the sellers.

When we go in on deals together in our investment club, we typically aim for mid-teens or higher.

We wanted a new primary residence, and wanted to find something we could have a rental on the same property to supplement our mortgage payment.
