Based on my calculations and preliminary research, I have found that the Bay Area offers good returns from developing land, although acquiring level land and obtaining permits can be challenging.I have a few questions:1) Is it recommended to purchase a complete house plan from online sources like ePlans or similar websites and then customize the architectural design before submitting it to the municipality?

If you have to submit the written lease to the condo association two different names on one lease I doubt they will ask about relatedness but if you have two leases it may cause an issue.  

For one project I had a GC submit a bid that was $500K less than anyone else, but they didn't follow the bidform, and when I looked closely they omitted a whole bunch of stuff. 

You then have 45 days (October 16th) to submit a list of up to 3 properties you might buy.

If your bank ordered appraisal (if you had one from your purchase) is less than the assessed value, that's a good starting point to submit as supporting evidence.

Landlords can conduct credit and background checks and have applicants submit  pay stubs and any other qualifications they may require of any applicant. 

The agent/agency with the first submission to a particular carrier would own the rights to that quote unless a signed agent/broker of record letter is submitted from another agency (signed by the prospect/insured)4.

Also worth mentioning that you only have 15 days to submit the bid declaration.
