I heard of a couple of BP members getting contacted by them before and warned them about their scam.It doesn't look like they appear on nmls (of course).

I have been warned about S-Corp by a friend and after reading these posts I gather it's used when you are actively flipping houses (over $40k profit). 

A red flag is a warning for you to dig deeper.I recommend your offer to purchase include a requirement that the Seller provide all documentation and agree to sign an estoppel certificate (also called an estoppel form or agreement).

Now you have the warning, Now you have a path direction on what to focus on.If you still come here asking why your DMM is not successful, WHY you can't become successful, it is on you!

Thanks….I moved in to a new town in 2006… and I immediately joined the local REIAs…And the communication / email process of one had me baffled…. although there was a “ bulletin board” ..all comments were delayed a day or two before getting posted… I asked “ why the delay” and it was explained that all posts are vetted to make sure that they complied…blablabla…I called bull… by saying that …in my previous REIAs if you ran afoul of the rules there was a warning and a three strikes and you’re out system… but a sometimes deals a very time sensitive… getting the flip out to the whole group SWIFTLY was very important….

Those are slumlords that ignore repeated warnings and fines or landlords that sexually harass their renters.You want to stay out of court?

There's also the SD IRA LLC, Checkbook version that's being touted, but found some Self Directed info warning to be careful with these.I'm interested in:- Obtaining rental property for income, AND tax benefits- Do some re-habs during the year (3-4/yr.)I have IRA resources available, and would like to leverage those resources in pursuit of the above interests.
