It's a good location but an overwhelming rehab just beyond my experience; sorta a full gut/ or the basic kitchen, bath, flooring and paint remodel.

There's been a lot of stories but the most common recurring theme to the ghost sightings is a little girl in the north room on the third floor.

We added a mini split system, new floors throughout, rebuilt the deck, added windows, repaired waste lines, roof, siding, stucco, cleaned up the basement and remodeled the kitchen and bathrooms.

There was water in the utility room, went through wall to the next bedroom and left water stains where I may need to replace the floor. 

@Daniel DeBruin, this is really all market dependent and how much you want to spend versus how much it will impact both the rent you can achieve as well as the quality of tenants it attracts.When it comes to design, it is all a bit personal opinion, but I will say: contiguous flooring always trumps mismatched, hodge podge flooring.  

A licensed general contractor or engineer should be consulted to evaluate the wood flooring structures as well as the crawl space ventilation in regards to the moisture and damage concerns.

First floor 2 bed 1 bath and ADU is on top floor with its own kitchen, 2 bed and 1 bath. 

Combine the basement with the 1st floor unit and remove the kitchen. 

We will be doing paint and floors as well as a few very minor repairs
