If 3 bed 1 baths haven't sold it doesn't matter what price you get it at you will need to add a second bath to compete.If someone can land another property for 15k more with a nice second bath buyers will pay it everyday as they see the value of not fighting with siblings,spouses,and friends for bathroom space in the morning.Hope it helps.

Just in the past week I have an associate whose step dad has inherited a home through probate and the partners (siblings) all want him to hurry up and sale so they can get their cut but the house has issue.Another person has a job in California that allows her to work remotely she has not been able to sell her house in Texas (1 yr on the market) so she moved back kicked out the tenant has to fix her house up in which her and her husband want to sell on there own so they can move back to Cali.I keep hearing these scenarios but haven't closed a deal here in Texas yet, I guess I need to find out what these people need and see how I can help them while helping myself.
