(Bloomberg) -- Real estate investors could be in for a shock if interest rates rise or demand in some markets continues to fall because “amateurs” are plowing money in at high prices, betting on rent increases that may not continue, said Tom Barrack, the billionaire chairman of Colony Capital Inc.

Then they are shocked that the damage they did to the house combined with the calls to health department resulted in red tagging the house.  

I was so shocked in fact I was speechless, as the PM toured me around.

But for the average Joe, we aren’t set to inherit tons of money from our family, we tried the stock market but we’ve ended up with average 7-8% returns, maybe some of us have great ideas, but we don’t have the connections and/or the network to adequately fund our business ventures.Raising money to purchase a home is relatively easy for the vast majority of people and in some cases can be shockingly affordable.

We are long in the bull market and when the fed starts raising rates real estate assets will take a hit or if there is a large financial/economic shock (we are due).  

In fact, I talked to a guy with a gravel (well, more like dirt, sand and gravel parking lot) and I was shocked he was replacing flooring with about every tenant.

We are so shocked by the state of a recently acquired property that we're considering re-selling it as-is and chalking it up as lesson learned. 

When I originally ready this I was completely shocked.

Wall wash with TSP prior to painting if possible,, if the ceilings are flat (not popcorn) wash also, a sponge mop with a towel over it works great and fast..2 buckets one wash one rinse.you wash everything,, doors, trim, floors, cabinets, light fixtures, all windows glass and tracks.Bleach is ok to use but I've found that TSP is best thing to actually REMOVE the nicotine,, you'll be shocked when you see how well it works. 2 Prime, Kilz primer to seal anything your going to paint.3 Remove all blinds, throw them away the plastic retains the odor and they'll be gross anyway.4 Air Ducts if you can reach inside wash out.. then spray Kilz in them as far as you can reach with the system off.
