Most seem to like there to be a business reason for the state you use to create the LLC, either the property is there or you live there. 

It felt reasonably if not underpriced to begin with and felt like I would lose an opportunity if I didn’t put in an offer for full asking price, they ended up being multiple offers the 1st day on the MLS, so I felt good about that decision.

Sounds like you're already moving in all the right directions. 

Like others have mentioned, they will come back to you eventually if they can't sell for the price they are looking to move it for.

We ran numbers across several probabilities and it seemed like a safer bet when we purchased. 

I would like software that will grow with us.   

I just got signed up with Rent Redi and would like to import the previous  monthly rental payments into rent redi to have it correctly dispalying the lease terms with rent owed.

I'd put less down and put cash towards new construction in urban core like olde towne east, king Lincoln, Southside columns ohio
