It felt like everyone I found were self-serving, looking to line their own pockets, or not willing guide because of fear of competition.

Where is vacancy, maintenance/cap ex, asset protection, PM (include it even if self managing as you deserve to be compensated for your efforts), utilities, misc.  

I currently self-manage three properties in the Atlanta metro area and have learned a ton through trial and error over the years.

Unless you know what you are doing and have confidence in the process, it will be hard to get the buy in from anyone. 

With the network I have been building I am confident that this will be a viable option in 18 months.

I hadn’t heard about interest going back to self tho!
