Unless the layout of the unit is rather awkward or you decorated à la Ralph Furley, the main reason for poor uptake (IMHO) is the value proposition  - the cost does not align with the amenities for the area.

Ask him what his value proposition or his big why is.

@Steve Babiak  plus by paying your supporting the site.. its such a small amount a year any RE professional will easily get their money's worth and some will find it the best value proposition they could possibly have.

I agree that trying to find a long term renter right now in Boston is not a fun proposition.

Under this proposition, everyone should have the same outcome in life.

You’re right about the value proposition being that you will be 100% focused on your first clients.

Truely trying get above market rent can be a losing proposition.  

But, fundamentally, this is not a risk-free proposition, as a refinance and/or sale of the asset on a specific time-line not only drives the investment returns for private money, but on the debt side is contractual to boot.
