My partner and I have ~20 doors in OH, and we are interested to expand our portfolio to Fort Wayne IN.

If you got your credit decent you can start soft shopping for conventional/fha home loans if you didnt do so well improving  your credit this is where you start looking for private  lenders, partners and investors.

Most importantly is the information that is fed into the tool (along, of course with accurate calculations).I analyzed so many deals that myself or my partners were not inclined to pursue, I felt the time/effort shouldn't go to waste.

You typically offer it to your partner first to see if they will buy you out.

It's not that I want to partner with my aunt.

I was curious how those of you that work with partners clearly define the roles and benefits within your entity.

I am partnering with another investor who owns 4 single family homes in that vicinity.

If you want to be truly passive while living abroad you could consider a DST transfer or syndication where you transition your properties to professional management and get paid as a limited partner and not have to worry about any sort of property management takes.
