My wife and I thought we had an easy opportunity for a double (baseball analogy) with a flip home in Lakeland, TN we were able to get well below market this past summer.

While Colorado's market can be challenging due to high prices, exploring suburbs like Colorado Springs or Pueblo, or even considering out-of-state markets in the Midwest or Southeast, can open up better cash flow opportunities.

I created a co-hosting profile as I was looking for additional opportunities.

Here's a list of things to track:- Formal lease application- Formal signed and executed lease specific to your state- Payment history (I recommend using online rent collection like Apartments.com, RentRedi, etc)- Maintenance requests and receipts- Accounting for all rental-related expenses (repairs, utilities, etc) The more you treat it like a business, the more helpful you are to your CPA come tax time.

If the home has single pane windows, it would be great opportunity to upgrade to double or triple paned windows. 

However, due to high property costs in our local market, we have been exploring opportunities in more affordable states, including Texas, Pennsylvania, Michigan, and Ohio.

But how many great opportunities have we lost because we weren’t willing to take just a piece instead of the whole pie?

Unfortunately, from a STR prospective it seems like there is less opportunity based on supply/demand and current home prices in the immediate area.
