One thing I have learned very recently is to have a good accountant. 

Now, I'm imaging a scenario when every one of these tenants move out that I'll be paying their entire security deposit + interest even if there are damages beyond normal wear and tear. 

This is one of those, as is the neighboring properties (all of which operate as duplexes, though officially are noted as SF).

We are not sure if one apartment or some are leaving windows open of if something else is happening.

If so, why use the one you are recommending?

We did have one contractor re-pave our driveway but other than that, we haven't had any actual construction work done on the house, so I haven't used any contractors.
