Coronavirus taking no prisoners.

I have work going on at 2 properties.I also have some cash and am.looking for some opportunities.I am working on one now where the owner is in prison and an attorney has POA for the convict.

DEBTOR's PRISON no longer exists.  

He went to prison for ten years, leaving a wife and two young kids.I didn't cheer as he was led to prison.

Even in a good market, refi's are notorious to be very conservative on appraised values, and you may not have enough upside in many deals to fully take out the HML with traditional financing. 

For instance, if the Mayor continues to release prisoners who then congregate in areas of the City including Bed-Stuy, this could cause crime to spike.

[Biggerpockets] is notorious for the no and no money down niche, but you really need to have a good financial runway prior to investing otherwise you will lose your bottom when it goes sideways.Read all the usual books.
