If it costs me $500 in due diligence and $600 for an inspection to find out about a major issue that I'd never otherwise see, but the deal has a much better chance of producing more than that $1,100 in just 2 months of cash flow, I'll take the cost all dayThere are probably more, but this is way longer than I expected and took way longer than expected and I'm losing steam for the night.

It took a steam cleaning on tile floors, carpet, and laminate to eliminate the odor.To the tenant, I would send her an email/letter (something for later documentation) to let her know that you have appreciated having her as a tenant and for her cooperation during the showings.

They wear their dirty shoes on them, spill crap, nasty dander and dead skin, then you steam clean a bunch of times, which leads to delamination. 100% headache.i'm ditching carpet for vinyl plank.

We literally Kilz'd & repainted the walls & steam cleaned the carpeting BUT it has a dropped  ceiling so it's Not entirely gone.
