My next goal is to implement the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) method, specifically in Birmingham, AL, and focus on Section 8 properties.With relatively good rehabs, I’m not looking to be a "slumlord"—I want to provide quality housing for tenants while also ensuring my investment is successful.I’ve heard mixed reviews about Section 8 tenants, but I’m eager to learn more.

To offer up a personal example, I am working on a project with a 70/30 split where I took down the entitlements without any LP equity (although I did use some bridge dequity who I took out after permits were obtained) and my LP partners did not wire me funds until 2 days before the construction loan was originated.

Rates tend to be 25 to 50 basis points above commercial (5+ unit) apartment building loans, and 50-100 basis points above residential (1-4 unit) loans.
