Hi Saul,To be clear for others it looks like ( not sure ) what Richard is posting is a bank levy and not a wage garnishment.Bank levy is taking a lump sum out of the account versus ongoing with a wage garnishment from the place of employment.The banks are supposed to check before they do the bank levy that the funds are not Federally protected.

If the judgment person moves out of state from where the judgment originated that can also create a host of problems with enforcing.You can try for wage garnishment, bank levy etc. but what others have not mentioned is to do these things your former tenant has to be above certain federal income guidelines.

Paint the shutters.If they have/are fining you - then 1) paint the shutters and document the date you had the shutters painted to HOA standards - get an invoice for this as additional evidence. 2) Contact the HOA stating the violation has been corrected (provide a copy of the invoice) and request that any fines/liens levied be dropped since the violation was not caught during their inspection.If they still refuse to cooperate, call your lawyer and have them draft a formal response and threaten suit.
