Since my original post, besides selling the duplex, I've added a killer off-market SFH deal in SW Boise with great tenants, demoed the structure from my auction property and it's almost ready with a new 3/2 mfd home on foundation with a custom carport in back, and am under contract for two townhouses out in Caldwell. 

Serial killer ?

Existing mold that is isolated (that's the key word here) can easily be killed with chemicals (don't use bleach, get a specialized mold killer, sold everywhere) or ozone.

A few years back, some of the best "artistic" class C/D properties in these areas can been flipped or upgraded so you might have to look outside of Broadripple, Fountain Square for a killer deal,  Irvington is a "maybe" I'd say for up and coming, but we've had so much flooding of flips the last few years I think it's suffering a bit of lag because of it. 

These are risks that the investor takes on when they purchase the property, and even the most thorough inspectors will miss things like this.Extras are a killer.

I’m not an experienced park owner but it looks like you have been doing your due diligence and have your ducks in a row.From all the information I’ve gleaned from my studies of mobile home parks, well and septic wouldnt be a deal killer.  

You could be a serial killer for anyone knows.

Thought Austin would be a killer market to own some rentals.

The HOA and taxes right there would be a deal killer for me.
