The rules and payment standards vary significantly from one area to another, so familiarizing yourself with the local housing authority's procedures is key.

Do you have any idea of the price point you can afford and are you looking for turn-key properties or something along the lines of a "fixer upper"?

Finding an investor-friendly agent is key and they should be able to help you with 1-4, I'd say talking about those questions you asked would be the perfect thing to ask any potential agents you interview! 

And of course I am very good at what I do providing the money to make this happen for them the key though is there is no debt I provide cash we own it outright and I  have a JV with my clients that do the work of finding these and dispostioning them and dispo is done simply on the MLS very simple. 

On the other hand, if you're aiming for long-term rental properties, getting prequalified with a lender specializing in traditional loans or DSCR (Debt Service Coverage Ratio) loans is key.
