Some of the damages include ~$7,800 of missing property, kitchen cabinet doors ripped off, a mangled chandelier, a damaged refrigerator, divots from a claw hammer in the granite, and urine and feces stains on rugs, furniture, and hardwoods from an unauthorized puppy.

@Daniel DeBruin, this is really all market dependent and how much you want to spend versus how much it will impact both the rent you can achieve as well as the quality of tenants it attracts.When it comes to design, it is all a bit personal opinion, but I will say: contiguous flooring always trumps mismatched, hodge podge flooring.  

There was water in the utility room, went through wall to the next bedroom and left water stains where I may need to replace the floor. 

A licensed general contractor or engineer should be consulted to evaluate the wood flooring structures as well as the crawl space ventilation in regards to the moisture and damage concerns.
