I would have a lot of expenses that would be the same in a SFR like Flood insurance, wind & hail, and repairs & maintenance associated with the AC units.

I generally only do SFRs, and pretty much in my area, you wait until you get a big enough hail storm so you can file a claim.

Now if the rubber paint will give me 20+ years then I'm all for it.Unfortunately these metal roofs hold up pretty well to hail, so my chances of filing a claim don't seem too good lol.Edit: I'm assuming I don't need a permit to paint, right?

I have not seen a huge influx of out of state contractors like we see out of state roofers when we have a big hail storm, but I am waiting for it :-) Although right now everyone can probably find plenty of work right in their own backyard.The market is definitely HOT!
