I spoke with the listing agent and my findings are below as well.http://www.zillow.com/homedetails/11240-Garden-Blv...- It has been for over 60 days in the market- Bank lowered the price just yesterday- Comps from Zillow (similar sold houses) are all above 80K- Area does not seem great, that's why I'm mostly looking at selling it, not holding to it.Findings from listing agent:- It needs AC/heat unit- No idea of when the roof was replaced but it does not have signs of leaks- It might need some work inside, seems to have been a day-care before.

I am not a huge fan of garden apartments but this building is built out to have a legal basement with very good access and ceiling height so hate to waste that value add if we can contest or file a few documents and get a legal 4th unit.

Its definitely coming, question is when, not if.There is a ton of new construction in the windermere-winter garden areas right now and if the bubble pops, you could end up getting a really good deal in a superb neighborhood.
