For me, if I make $1500 net per month on a free and clear property I would make $18,000 / year.  

The more time you spend talking about other options and try to build up the negatives, the less time you are spending on what you fell are the positives of your own idea.If you believe that you are onto a great idea using L2P option contracts and forming partnerships where someone else provides 100% of the money while you provide 100% of the real estate-related functions, then start it up and make it work.  

As far as I know, your assumptions about the tax implications are correct for non residents, it was one of the main factors that stopped the idea of investing in Spain for me.

That is why the wealthy HAVE to invest in real estate in shape or form.

We set up our CPA, LLC, website, marketing plat forms (social media), investor (sponsors) list, I have an operation manager, acquisition manager, and myself leading the charge.

I am not out on the teaching circuit anymore, but I was for 15 years and have written 4 books, and many courses, on the lease option topic (one for the UK), so this topic hits close to home for me.  

The #1 resource for me has been other investors. 

You would have to be significantly cheaper than my current cleaners for me to give you a shot, because I generally have only changed cleaners for either consistent subpar work or increasing/unreasonable prices.
