So I'd focus on location, configuration (beds and baths) that people love to rent, great school district, etc.

People buy homes in residential areas, not business districts, so when someone starts running a business in a residential area, the externalities are beyond what people can be expected to put up with, and the government can regulate. case in point - parking.

Even at the higher end, the demand for $3,000-$3,600 rentals late summer was very strong last year in good school districts.

Also a great time to try and get support from the city councilman for this district.

All the hotel brands are coming to market with new franchises that have full kitchens, large rooms, pools, laundry, gym, outdoor courtyards and kitchens, are located directly in the dining, entertainment, and shopping districts and adjacant to transportation corridors and have on site staff. 

We put an offer on a 2-unit in the historic district today, so here's hoping!
