And you could still give the seller a floating purchase price using an option simply by tying the future sales price to the then appraised value, or FMV minus 10%, or a fixed price today with a 5% uptick annually until you exercise the option.

In a perfect world, they may share it evenly (in this sample that would be 3% of the sales price, which is 50/50 of the $24,000) but you'll see a lot of much smaller splits, even as low as 2%.

I’m not in your field of expertise in the lending space, but the lenders I have given repeat business to typically have taken a few moments and let me explain my situation to see if we would even be a fit for each other, before, trying to make me fill out some long application that asked for everything short of a blood sample.

I had to not only list and promote but I had to protect the equity during the negotiations with the prospect buyers, coordinate the move out with the tenant, who was previous property manager and was exercising all her rights which tend to make the situation less than ideal for sellers/landlords.
