The fridge was on wheels but the stove was on a piece of cardboard & slid nicely.

I have an older couple (in their mid 70s, they are in the wheel chairs), they have been paying the rent on time for 5 years.

Just saw a YouTube video for a guy building tank-track based wheel chairs for all terrain mobility.

It is my understanding that porcelain tile is "better' ie harder and more durable and available in more designs but more expensive. 

I'd obviously want something durable, good value cost-wise but also appealing to renters.I'd appreciate your input!

I haven't had a chance to visit the property or see it until today and it looks like some squatters(and their dog(s) have been camping through the winter ( God bless them), however, I need to get the wheels rolling on this home.

A little off topic but I've always wondered, is one paint brand more durable or stain resistant then others? 

Go to a paint store and get a color fan wheel and look through there and hold up the fan on the house to see what works. 

I also look at the age of the property, how durable the finished are, etc.

Learn from someone else's mistakes, don't reinvent the wheel, etc.My goal for my first deal is to financially partner on a flip with someone who has some successful rehabs under their belt so I can be involved in a deal, see firsthand all of the stages of the process, and learn the basics from someone with some proven experience.
