What if you bought a house for 200k and only put 20-30k into it fixing up a bathroom n some other things that add value - then rent it out and refinance after 6-12 months - does this mean i'll get a smaller % of proceeds, but  still be able to pay off the loan, get my original investment (DP, CC, SC, etc) have tenants, and maybe just not profit as much off the refinance? 

Zelle does not cost either party.If you just need to fund the materials, can you have him get what he needs, say at Home Depot, and then have them call you for payment by CC?

Have a look at your lease see what that says and run a BG and CC on your tenant.

We went in the sellers best and final and during DD was able to negotiate the price down plus 2% seller paid CC.

They owe 217k on the mortgage loan and have about 45k in debt through CC debts and HELOC.
