For fun, I'm teaching my buddy's kid how to dirt bike and maintain an old dirtbike. 

My buddy and I have made more money in that city than any other in the East Valley.

I am new to the world of R.E.I and was just looking for some advice moving forward with my portfolio.Last year I purchased a Duplex and am currently house hacking by renting out 1 unit and living with my buddy in the other half.

I have heard (and not seen for myself, but from a buddy who looked) that it might be possible to cash flow on duplexes or triplexes in some parts of South LA and Compton, but again, whether you want to live in that area is a factor of individual preference.

I have a buddy who got an amazing deal on a piece of land that was absolutely covered in junk - he got the deal because nobody wanted to deal with the junk and it cost him a substantial amount of money and effort to clear it - he didn't pay what it would have cost if it was a clear lot.
