I would say know the numbers and then bring an actual deal to the investor.

This is a significant risk to the other two parties that are bringing the deal and the money when they could just as easily hire a contractor and keep the equity for themselves. 

The best way to do this is to renovate a unit or two to the specifications to bring it up to market.  

As you get into bigger buildings it's harder to bring any less than 20 or 25%

This brings me to now, I've taken this approach and have used my own money in lending, but am also bringing in friends and family to take part in these transactions so they can earn way better returns than with CD's.
