I would read any book I could on real estate.

I recommend reading a few books, and talking to a few lawyers to get a grasp on what "fair" is when you move up to structuring larger deals...A great but overlooked book is "The principals of real estate syndication" by Samuel K Freshman.Good luck!

Can't remember the audio book I listened to years ago but it said don't rely on a pension.

Decent book, I read it too. 

I've been reading every book I can get my hands on for the last year or so, and I'm currently almost done listening to the Bigger Pockets's "The Book on Investing in Real Estate With No (And Low) Money Down", and I love it.

An older man told me to just do it which reminded me of a book I am reading that says the same thing.

Once I started flipping through the book I began my online search and found BiggerPockets through Google search.
