It's not fair, but that's how it works.It's just like owners are cited for smoke detectors when the inspector comes and the tenants have failed to keep up batteries (even though it's in the lease), or have pulled them down because they cook smokey foods.

We have them do quality checks after every turn, take inventory, receive supplies and restock them, run errands and any other tasks that need to get done like changing batteries, etc.

For others that give me problems, are late paying or call me for dumb things, like changing a light bulb or battery (both have been real calls), I charge at the higher end of the market rate and increase their rent as the inconveniences increase.

@Ian Greensides  as for out east hot markets  check out Charleston and North Charelseton I moved into that market 2 years ago when Boing fix the 787 battery issue. its blowing up... of course price points are not mid west.. but that is a great town in my mind.

Not the tenants; they sat and watched TV while Bill and I did the work (even had to bring out own light bulbs as this family tended to save money by never replacing burned out light bulbs).When the unit failed again (because they failed to put in new batteries I left for the smoke detector) we said that's it; we're outta the Section 8 program.
