I mean intimidating along the lines of short analysis times followed by silent auction-style bidding.

You presumably wouldn't allow that happen if you still had equity in the deal.But, if you did lose the property to foreclosure, it would be auctioned off.

Difficult and low probability at the auctions!!!!   

Let's define "pre-foreclosure" as anything that happens before the actual auction.Under Georgia law, properties must be advertised in the specific county newspaper for four consecutive weeks prior to the auction sale on the first Tuesday of each month.So yes, technically these are "pre-foreclosure" notices!

I mostly look at thrift and vintage stores, auctions, and estate sales for dressers, tables, artwork, curtains, some kitchenware- whatever I can find is newer, quirky or can be refinished.

The last auction of treasuries also saw Russia and China buying less US debt and investor optimism is not high, and bids were like 50bps greater.

It would be a huge waste of time going to the sheriff auction  just to find out the property isnt even being auctioned.

But keep in mind, as with most auctions you can't get inside to check the condition of the property you want to buy.

I know folks who bought strip malls and multi-tenant retail in 90s for 5-10 cents on the dollar at auction from Resolution Trust Corp after Savings and Loan crises in Texas, We are now going through similar deleveraging event after super frothy period in Multi-Family due to 0% fed funds x 20 yrs and many properties bought at 3-3.5 cap rates, especially in austin/dallas/H-town.
