Hi @John Daniels - the mortgage company I work for, Assurance Financial, is based out of Baton Rouge and we have offices throughout Louisiana.

I prefer the multis because there’s one set of expenses and multiple rents coming in.

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.

Jerryll is very direct which I prefer.

I prefer Rentredi for rent collection, lease signing, maintenance requests, etc.

Despite having photos available, many prospective tenants still prefer to see the unit in person to get a better sense of where they'll be staying.
