Once my little project is complete, I was originally thinking of building or buying another building, and migrating my firm into it while looking to lease out the 5500 sq ft I'll occupy; basically looking to leap frog from one building to another with my law practice as the anchor tenant. 

And with COVID driving a nation-wide experiment that has essentially proved the effectiveness of telecommuting / working remotely, you'll see a reduced demand in expensive and population-dense locations as many professionals will no longer be anchored to where their employer's office building is. 

It has seen 11% growth since 2010 and is anchored by strong economic drivers, including the Redstone Arsenal, a Toyota manufacturing plant, NASA, Boeing, and numerous other major technology and aerospace companies.

@Daniel Bruder - that's about $100 for expoxy, a steel plate and anchors and maybe $200 for labor! 

Properties in rural, poorly located areas, can safely assume their best days are behind them.I would also stick to grocery-anchored centers, not just because they’ve performed well during the pandemic, but because they are poised to continue performing well.

B- seismically upgrade my properties (sheer walls, anchor bolts as a minimum).

Large anchors think ( Super Target, Super Wal-mart, Lowe's, Costco, Home Depot,etc.) .

Joists framing into the side of a wood girder shall be supported by approvedframing anchors or on ledger strips not less than nominal 2" x 2" (51 mm x 51 mm).

Food- and drug-anchored deals are still doing really well.

This is really hard to do as we naturally anchor our pricing expectations based on what we have paid in the past.
