My goal is to yes take advantage of the "cashflow" of the property (vs what I'd be paying as a renter), but more so to take advantage of appreciation.

My tenants have a garage, private backyard and a bigger backyard yet still blocked the crawl space with old paint cans, old useless rusty bikes, ladders, rusty old toys etc.

Once I had kids and they have bikes and toys, I really needed the space back.One of my rental houses is on a corner and has a driveway in front.

From that 5 grand I have gotten to 25 with lots of fun and toys here n there but thats also due to my consumer brain programming that I have shaken off over the passed few years.

Me and my wife just had our first baby about 4 months ago, and if I learned anything from growing up, not in a super wealthy home, but a comfortable one, it was that I would have always rather had more quality "dad-time" than money, or toys, a nice house, or whatever else.
