I added a vanity in master bath and increased kitchen square footage by pushing into a garage closet that was not needed.

My contractor is quoting $6,800 to add a full bath and closets in the master, changing it from a 4/1 to a 4/2.

In many rental areas were all our brothers and sisters are buying cash flow rentals outside tankless water heaters would be stolen just like condenser units LOL My parents just did a new build w/ tankless outside also (in a locking closet), it's nice.... but not sure these types of upgrades fit a"4-plex, C property, 2/1, built in mid 60's on a slab with very little insulation" and "I understand you get what you pay for, and I plan to retire with these apartments, but just going back on my own with my property management company, I need to be very cost conscious.

Another place has 3 bd, but one is tiny and doesnt have a closet, but I still get market rent. 

When my husband and I toured the home there was a woman living in the home, but there was only a sofa, a TV, 2 beds and clothes in the closets. 

Broken closet doors, some keys not returned,  broken window blinds.I have ample evidence that they smoked.

BP Family, I'm currently evaluating a 3b/2ba fix/flip where we would be converting a 400 sqft 2 car attached garage into a master with bath / walk in closet.

We didn't see hot water heaters in either of the 1/1 units - there is no basement under these units, so I would assume they are either in the closet/under the sink or perhaps somehow hooked into the hot water heater in the 2/1 unit)11.

I want to also do some renovations and make the downstairs basement extra room and turn it into a room by adding a wall and closet.
