Office is dead, retail can be risky, Multifamily and Residential are over priced, STR's are saturated and starting to get taxed and banned, Storage is just okay, and land takes forever to see the fruits of your labor.

Multi family would be the easiest to do in commercial, besides raw land I suppose, but big bucks always means more due diligence.A buyer probably doesn't need a Realtor in a larger multi.

All the low hanging fruit in real estate is gone so if you're finding low hanging fruit, it's probably poisoned ;) ;) Also, finding the deal is just one small step of OOS investing.

Find a small house in a nice area and scape it and build a big house and make big bucks.Find raw land and subdivide and sell is another way.A house on a large lot.
