The real point I am trying to make is you have a clear idea of the $ amount so I would suggest entertaining ideas outside of pure investment.

In fact heck  I would entertain the idea of a business model where say 4% is paid out to the buyer broker.You want to stand out in a good way and not a bad way in this business.

Hi @Don Pham,Write off as much depreciation, including vehicle depreciation from business miles driven, as your CPA says is lawful to write off.Don't write off any meals & entertainment at all, unless your CPA tells you that, lawfully, you must. 

You don't need a GC for that.Is this something you would entertain going forward?

The other possibility i was willing to entertain was starting small by house hacking and getting some rent money there and then maybe getting into rental properties to get a better stream of fixed income.

I would entertain beadboard in the right application!
