It is a good list (good enough I upvoted it), but it is missing one critical item. 

good enough. 

Simply screwing, nailing, or bolting the deck together (butt-joint style) is NOT good enough to hold together load bearing decks since over time they weaken and snap at the most inopportune moment.Back in 2003 a Chicago area deck collapsed - killing thirteen.

Then if its good enough, you can think about moving forward.  

Not good enough..

After 15 showings, 3 returned apps, we just had to take “good enough”.  

Sometimes people can get good enough numbers to do a Cash out refi for everything they put into the house+the original mortgage+a little extra, but not always, it's actually pretty difficult because every dollar you pull out is more that goes into the refi mortgage payments so it eats into the property cash flow. 

Plus, you will appeal to both the hardwood and tile loving tenants and will probably be in good enough shape (and style) to not have to re-do when it comes to resale.

Yukon and Piedmont are still growing and have good enough schools for rentals markets.
