I gave the area a visit, felt pretty safe to me, however neighborhoods are very diverse (you might sometimes even see a neighborhood with good house that would sit perfect in a A class and next to it a house that would look like a C class)Feels more like a buyers market than a rental one but not so sure about it.I am giving it some final thoughts and will make a decision if I will buy a property I was checking out there next week, will keep you posted.

I don't own properties there, but from what I understand: lower price to entry, higher cap rates, less sophisticated investor ecosystem (this could be good or bad).
