I have to agree with the others in terms of not giving keys until the security deposit and the first months rent is paid.When I first started out I had a young, single female tenant with a baby who asked if she could pay the security deposit in payments after she moved in. 

Hey folks - so - my wife, baby, and I are spending the whole month of April in Hawaii (in Kailua!)

I have two toddlers and a baby on the way.

@Bryan Templin I usually call these tenants "Government Babies."

I have a one year and a half year old baby boy who is my drive right now!!

Over the next 20+ years we have baby boomers retiring and as they are now starting to reach 70 1/2 they are forced to pull some withdrawals out of their retirements.

He has been gone because his girlfriend, who lives somewhere else, is having a baby.

Now think about how the word it self even stirs emotions - failed -But in reality we all have to fail first, we've been failing since we attempted to walk as babies. 

However again this is a very simple matter of opening escrow and pulling a pulling title to see if you can insure this baby going forward

Not that bad, fortunately, just ugly asbestos painted what I would call "baby s*^# brown"...
