A multi-family can be exchanged for commercial, or medical for raw land, etc.  

You can still find raw land in Los Angles for surprisingly (to me) low prices.

Are they in the area near the art gallery or in the Elmwood Village or are they in the fruit belt?

It is my experience that raw hillside lot development in Los Angeles is about as tricky as it gets.

The 20 acres is attached to the property my house sits on the developer told me without approval to subdivide we cannot do a deal also that right now raw land is not in high demand.  

Are you finding raw land in which your builder will develop?

You may be better off looking for lower hanging fruit outside the loop.
