Banks typically standardize the loans they originate if they sell them off, especially to Fannie and Freddie (Fannie and Freddie are buying such large amounts of loans they have have policies dictating which loans they would like to help them - Fannie / Freddie - manage buying loans from originating banks).Portfolio lenders can be more flexible since their credit officers are not worried about selling the loan into the capital markets.

More times than not a deposit is made with EBMUD and the job is able to be done out of escrow and paid out of escrow, variables and location dictate this.

If rent is $800 we charge $200 move-in fee and $600 security.We don't make the security deposit equal to a month's rent because then it's too tempting for the tenant to think they can use their security deposit as last month's rent, regardless of what the rental agreement says.Our state has no restrictions regarding security deposit amount, the market dictates that.

SFH is higher risk than multi due to the numbers. i dont like the appreciation game as i dont want the market or anything for that matter to dictate whether or not my initial investment will be worth anything. im doing this to put cash in my pocket.
