Pretty much everyone in his office shares the same view, and he's sent me economists newsletters that say the same thing.

Collect rent electronically and insist it be received on time every time.The greatest risk to a landlord is failure to manage to the lease. 

The reality is the lease was so long like 25 plus pages, and it was all electronic on my phone it's not like I read every word.
