But brokers represent either the seller  going to try to get them top dollar.. or the buyer going to try to get them the best deal and there fore beat up sellers on home inspection etc.. the market will dictate how it all flush's out..

You may consider adding something like this to your future leases.Also instruct your handyman to send you pictures when he sees something that might not be right.I would send a 7 day notice to cure (or what your local laws dictate).

Our original idea was to go to find a mid market size city c universities/airports/etc. that has growth potential, try to find some A/B type neighborhoods, buy some fixers/flip'em or hold'em (depending on the situation) and then move on to the next area as the market dictates
